Design Approach
Featuring Our Life-Space Model(SM)

One of Hilliard Architects’ most valuable and unique design tools is our fully-researched Life-Space Model(SM). Accurate analysis of the time spent in every area of the building and all the tasks performed in each one are critical for determining the most appropriate and beneficial design. Elements such as site geography, site access, views, sun angles, shape, size, and traffic flow also influence the final product. Since space is used more efficiently and effectively, construction costs are reduced without compromising the quality of the project.

Our designs reduce overall costs by removing duplicate building systems throughout each structure. For example, we may recommend using colored and sealed concrete for the finished floor surface rather than adding a more expensive (and unnecessary) layer of vinyl flooring or carpet. We often further reduce cost by minimizing the amount of pipe and the number of vents required by grouping plumbing in one area or in one line and providing a simple centralized heating cooling system. Additional savings can be achieved by selecting quality cost-efficient materials that are both durable and stylish.

Hilliard Architects supplies clear, easy to understand exhibits, drawings, reports, data, renderings, elevations, and other materials overseen by our in-house quality reviewer. This meticulous process reduces change orders to less than 2% of the overall budget.
